We are looking for an experienced, nimble Developer to join our development team in NYC. Reporting to the Senior Vice President of Development, the VP will be responsible for the oversight of the Holland Gardens Revitalization Plan in Jersey City, NJ. This project includes the redevelopment of an aging public housing site in Downtown Jersey City into a 500+ unit high-rise, Class-A mixed income community, the construction of a new mid-rise senior housing complex, the creation of neighborhood public facilities, installation of new roadway infrastructure, and the development of ground level retail spaces.

The Vice President will manage all facets of the development processes including site plan approvals, project underwriting, financing, equity sourcing, design coordination, branding, resident relocation, project close-out, and transition to the property management team.

This position pays between $200,000 and $225,000 annually.

Responsibilities

  • Work hand-in-hand with multiple corporate leaders in the company, the development associates, the management company, state housing agencies, City and Housing Authority personnel, lenders and consultants to create an effective strategy for the success of the project.
  • Establish and implement project underwriting and projections for financial applications through project completion and ongoing reporting.
  • Manage the closing process, including design, equity and debt negotiations, permitting, and regulatory and agency review.
  • Represent Winn in meetings with architects, engineers, other design professionals, the general contractor, building officials and at public settings.
  • Provide leadership and mentor through the management and coaching of the rising talent within the Development team.

Requirements

  • Bachelor’s degree
  • 7-10 years of relevant experience in real estate development with a focus in Class-A and mixed income Multifamily housing
  • 1 to 3 years of supervisory experience with a strong team orientation and excellent interpersonal skills
  • Experience with 15+ story high-rise new construction residential development projects
  • Experience with development deals in New Jersey and New York City regions
  • Experience with financing transactions involving institutional equity and complex debt products
  • Familiarity with site plan approval processes
  • Demonstrated ability to build and direct effective teams to manage major development projects
  • Superb written and verbal communication skills
  • Excellent financial modeling and analysis experience

Preferred Qualifications

  • Master’s degree with applicable concentration
  • Proven understanding of public and private real estate funding programs
